What Is Your Pet Policy?

General Pet Policy

  

PET POLICY

  1. Permitted Pets: Only domesticated pets such as dogs, cats, birds, and fish are allowed. No reptiles, rodents, or other non-domesticated animals. Fish tanks must not exceed 10 gallons.
  2. Landlord Consent: Written consent from the landlord is required prior to bringing any pet onto the property. The landlord reserves the right to deny permission for any reason.
  3. Control & Conduct: Pets must be kept under control at all times. Excessive noise, property damage, or disturbances to other residents are not permitted.
  4. Cleanliness: Tenants must clean up after their pets both inside and outside the rental property.
  5. Liability: Tenants are responsible for all damages or injuries caused by their pets, including to property or persons.
  6. Vaccinations & Licensing:  Proof of up-to-date vaccinations and licensing must be provided upon request.
  7. Complaints: All pet-related complaints will be investigated. The landlord may require removal of the pet if it is determined to be problematic.
  8. Fees: 
    • Non-refundable Pet Cleaning Fee:      $299 per pet
    • All Pet fees Doubled For Oversized       Pets (40+ LBS)
    • Monthly Pet Rent: $35 per pet 
    • Other Fees: Tenants may be subject to additional fees as outlined in the Lease Agreement.

  1. Indemnification: Tenants agree to indemnify and hold harmless the landlord from any claims, damages, or lawsuits arising from their pets.
  2. Prohibited Breeds: Aggressive breed dogs are not permitted, including but not limited to Pitbulls (or mixes), German Shepherds, Rottweilers, Chows, American Staffordshire Terriers, or mixes thereof.
  3. Weight & Quantity Limit:  Combined pet weight must not exceed 40 lbs; maximum of 2 pets allowed.  Most recent vet records and a photo must be submitted with the  application. Oversized permitted on case by case basis; All pet fees doubled for pets over 40 Lbs.
  4. Registration: All dogs must be registered in the city/county of residence if applicable. 
  5. Renters Insurance: Required to bring a pet onto the property. Proof of coverage must be provided.
  6. Visiting Pets: Not permitted. Unauthorized pets will result in a fee.
  7. ADA Service Animals:  Service animals are not subject to ANY pet fees or pet rent.  Residents are only responsible for damages and cleaning

  

2. EMOTIONAL SUPPORT ANIMAL (ESA) POLICY

  1. Request Process: Tenants requesting an ESA as a reasonable accommodation must provide documentation  from a licensed physician or mental health provider who is currently treating or has a history of treating the tenant for the relevant condition. 
    • The documentation must confirm that the ESA is necessary for the tenant's well-being.
    • The provider must have a therapeutic relationship with the tenant; online-only or one-time evaluations are not sufficient.

  1. ESA Approval: Each request is reviewed on a case-by-case basis in accordance with applicable laws.  Approval is subject to the needs of the tenant and the impact on the  community.
  2. Animal Behavior: The ESA must be housebroken, litterbox trained, or otherwise able to meet elimination needs in a sanitary manner without property damage or disruption.
  3. Containment: When the tenant is not present, the ESA should remain quietly in a carrier, crate, or cage to prevent disruption.
  4. Vaccinations & Vet Care:  Up-to-date veterinary records and proof of vaccinations must be provided upon request.
  5. Limitations: 
    • ESAs are only permitted within the tenant’s dwelling unit.
    • ESAs are not allowed in communal areas, other residents’ units, or any building facilities outside the leased premises.
    • When outside the dwelling, ESAs must be on a leash or in a secure carrier.

  1. Documentation: Additional documentation may be required for staff awareness and safety.
  2. Tenant Responsibilities: Tenant is responsible for the ESA’s behavior, cleanliness, and compliance with all community policies.
  3. Indemnification: Tenant agrees to hold RFPC Mangement LLC, or any of our family of companies, harmless for any incidents or damages involving the ESA.
  4. Insurance: Renters insurance is  required for tenants with ESAs.
